This showed up in my local CL and it's an awesomely cool vintage Guild but even with the condition issues it seems much too good to be true.

If it was me (and the Guild was lefty), I'd try to go check it out.

Some Gretsch guitars of the mid to late 1950's have the same binding problem & it is an extremely expensive fix.
IIRC it sorta starts dissolving & all must be removed, the area cleaned & all the binding replaced, some sort of chemical reaction thing.
