So I'm busy. :)
Pretty lucky actually. The house is so solid the upstairs basically became a 2" deep pool. Only a few small leaks so far downstairs. Need to cover a few thing w plastic just in case. All it was was the toilet water intake. The big nightmare is the upstairs carpet. I'm ripping out carpet and vacuuming. Stinks so much of old cat piss youd think I had a mango wood les paul up here. As bad as you think it might be its about 30 times worse because my wife sells clothes on ebay. Every square inch of this room has clothes piled up. Much in bins that are fine but 100s of old inventory that never made it to bins. all the bottom stuff is wet and sitting in the front yard. The hallway is drenched up into another room. I've pulled out 25 baskets of crap and probably 60 to go. 30 bins of stuff not actually in bins and still loose. Just taking a break for my back. And to give you something to poke fun at. I deserve alot of this shitshow and am thankful I didnt lose a pa guitars and computer equip.

You have about forty eight hours to get that dried before you have a mold problem. Commercial quality blowers are available at rental yards and Home Depot.

Yea the carpet gone helps alot. It looks like the back corner area where many bins are didnt get wet. I have one of these noisy floor fans running now where it wasn't saturated.

Itll be nice to have new carpet in there later. Something not snow white. White carpet should never be in a farmhouse

Wow, I was pissed about replacing the floor in 8x17 utility/storage room because of Carpenter Ants. Water leaks are definitely worse.

Went camping for a few days in 2007 - got home and wondered why the yard was so wet when it hadn't rained. Similar issue - toilet inlet pipe blew loose and flooded half the house. Had to call in professionals to come rip and clean. Now we always shut off the water when we go away.

I lived in a mobile home in the late 70's and the water heater somehow burst and flooded the kitchen, livingroom and hall we spent the day cleaning it up but the next morning the cheap particle board floors warped and it looked like a roller coaster.

Holy crap, man. I was all irritated because our washing machine broke yesterday (out of warranty, of course) and we had to get a new one. My back is currently paying the butcher's bill for removing and dumping the old unit and bringing in the new one.

But you've had a much worse day than me! Water is the enemy to any house. I hope you get it all dried out. Don't know if you had stainless steel intake hoses on your toilet, but if not - get some. They're much more reliable than any of the plastic ones.

Jeff, my washing machine is probably older than you
but it is a Maytag so it doesn't have back problems. :)

Oh, and thanks for reminding me I need to do laundry today. :)

I lived in a tiny 1 BR mobile home for a while and had a similar thing happen to me. Water heater under kitchen sink (or in a different floor level cabinet) rusted through and dumped all the water. Somehow my floors were ok after I got the water out the front door and a new water heater installed. Kind of a miracle now that I read your post.

nomadh I sure am sorry for your troubles. I hope it is all better than new, and soon.

The pipe doesn't matter when the inlet to the tank snaps.

So far my biggest loss is a limited edition print of a corvette grandsport. It got wet and wrinkly along the edge and its mat. Any fix for that?

Wondering if I should call insurance. Dont need my rates to shoot up and dont need my house torn apart but I dont need a mold infestation either. Anyone gone through this and know what the ramifications are. My walls are plaster upstairs and most of the water actually dripped out the edge of the floor that hangs out away from the lower wall. I think I had only 2 gallons of water that went through to the room below. are plaster walls less mold prone?

First you have to have water damage protection in your policy. If so, you can do the administrative procedure of starting a claim, which you may or may not pursue, depending on what you find.

I just went through this. My policy pays for water damage caused by plumbing or appliances. It won't pay for anything up to or including plumbing repair (or mold removal) but it will pay for the rebuilding. I had what first appeared as a bad air sample in the kitchen. When we pursued it, we ended up tearing the cabinets out. Turned out we had had a plumbing leak since the day the house we built in 1980. Estimate to fix was in the 15-17K range, which they paid, plus extraneous eating out expenses, minus a $2500 deductible.

In your case there might not be any claim there, or there may well be. The ins company will say it is your responsibility to stop the visible effects as quickly as possible. My company wouldn't pay for that, but I don't know if that is universal. At the least you know you have carpet damage but they will first depreciate it, and the remainder may fall within the deductible.

As far as the plaster, I don't know. I assume you mean not sheet rock. If sheet rock gets thoroughly wet you almost automatically have to remove the wet part. If you could quickly get a hold of a moisture meter, even a cheap one, it would guide you on what to work on. Anything above single digits needs to be dried or removed.

I think your policy is alot like mine. Mentioned wont pay the plumbing fix (fortunately easy) will pay the rest -$2500. It would raise out rates a few years. Our agent also suggested open the claim and then decide to close or not later. Our house is such a fire trap I'm thinking the leave them out of it. Dry it out. Some cheap carpet. Something with a pattern to hide dirt and boom we're good for another 20 years :)
